Sacramento County, CA Real Estate Market Report: Active Inventory, Pricing & City-by-City Breakdown August 2026

Sacramento County — anchored by the City of Sacramento, Elk Grove, and Folsom — remains one of Northern California's most active and closely watched markets. Kyler Klingberg of Windermere pulls current MLS-sourced data directly from the live Sacramento County market report to help buyers and sellers make sense of where this market stands right now — countywide and city by city.

Sacramento County Market Snapshot: Active Listings

Across Sacramento County, there are 2,336 active residential listings right now:

$706,533Avg. List Price
$352Avg. Cost / Sq Ft
2,014Avg. Living Sq Ft
2,336Active Listings
  • 2,336 total active homes currently on the market countywide
  • Average list price of $706,533, reflecting Sacramento County's broad mix of urban core, suburban family neighborhoods, and premium riverfront estates
  • Average cost per square foot of $352 across all active inventory
  • 1,127 homes are under contract countywide, averaging $621,168 at $340/sq ft
  • 5,952 homes have sold in the past 6 months at an average sold price of $612,769 — essentially 100% of average list price ($613,685), a sign of a very tight, balanced market

City Spotlight: Sacramento, Elk Grove & Folsom

County-wide averages only tell part of the story. Here's how three of Sacramento County's most-searched cities compare right now:

Sacramento Market Report 1,144 active

Avg. Price: $660,428 Cost/Sq Ft: $356 Avg. Size: 1,877 sq ft Under Contract: 547 Sold (6mo): 2,801

The City of Sacramento has by far the deepest inventory and transaction volume of the three spotlighted cities. Sold homes here actually closed slightly above average list price ($581,098 sold vs. $579,990 listed, ~100.2%) — the tightest sale-to-list ratio of the three, and a genuinely notable seller's-market signal within the city itself.

Elk Grove Market Report 256 active

Avg. Price: $775,827 Cost/Sq Ft: $338 Avg. Size: 2,312 sq ft Under Contract: 121 Sold (6mo): 682

Elk Grove runs above the countywide average price with larger typical homes (2,312 sq ft average, the biggest of the three). Its sale-to-list ratio (~99.4%) tracks closely with the county norm.

Folsom Market Report 128 active

Avg. Price: $948,809 Cost/Sq Ft: $404 Avg. Size: 2,381 sq ft Under Contract: 66 Sold (6mo): 437

Folsom is the clear premium market of the three, with an average price roughly 44% above the countywide figure and the highest cost per square foot ($404). Its sale-to-list ratio (~99.3%) remains tight despite the higher price point.

Sale-to-List Ratio by City (Homes Sold, Last 6 Months)
Sacramento (city)~100.2%
Sacramento County (all)~99.9%
Elk Grove~99.4%
Folsom~99.3%

Highest-Priced Active Listings

City Address Area List Price Beds Baths Living Sq Ft
Countywide (Wilton area) Meiss Rd $12,700,000 6 6 7,100
Elk Grove Wilton Rd $4,999,999 4 5 6,500
Folsom American River Canyon Dr $2,195,000 5 5 4,267

Note: several very high-priced listings in the source data (up to $7.85M) have N/A beds/baths and 20,000+ sqft at downtown Sacramento addresses — almost certainly commercial or multi-unit buildings rather than single-family homes, and excluded from this table.

What This Means for Buyers and Sellers

For Buyers

  • The City of Sacramento offers the deepest selection of the three spotlighted cities, though its tight sale-to-list ratio (~100.2%) means buyers should expect little to no negotiating room on well-priced homes
  • Elk Grove and Folsom both offer larger typical homes than the city of Sacramento, at a price premium
  • Working with a local agent like Kyler Klingberg helps buyers see which Sacramento County listings are priced in line with what's actually converting to contract

For Sellers

  • This is a strong market for pricing at or near recent comparable sales — sold prices are landing essentially at or above list across the county
  • Folsom sellers are positioned in the county's clear premium tier, where accurate pricing against recent comparables matters even more
  • A free home valuation from Kyler Klingberg, Windermere can show exactly where your property fits against these city-specific numbers

Davis, CA Real Estate in 2026: What Sellers Should Know Before 2027

Davis, CA Real Estate in 2026: What Sellers Should Know Before 2027

Why some homes sell in a week and others sit for months, and how to make sure yours is the first kind 🏡

If you've been watching the Davis market this year, you've probably noticed something that doesn't quite add up. One house goes pending in eight days with multiple offers. The one down the street sits for two months, gets a price cut, and still struggles to find a buyer.

Both of those things are true at the same time, and they're not random. Rather, they're the clearest signal Davis sellers have right now about what today's buyers actually want.

Buyers haven't disappeared. They've gotten pickier.

Nearly 38% of recent Davis sales closed above asking price. At the same time, roughly 41% sold below asking, and close to a third of listings saw a price reduction along the way. Demand is still here. What's changed is how much patience buyers have for a price they don't think is justified.

A "hot" Davis home can go pending in about eight days. The broader market is closer to three weeks. The properties that sell fast tend to get three things right together: price, preparation, and presentation. The ones that sit are usually missing at least one.

You can see it in recent sales. A South Davis home on San Tomas Street sold about 4% over asking in 14 days. A West Davis property on Pinnacles Street took 63 days and sold roughly 4% under list. Same city, same general market conditions, very different outcomes.

Mortgage rates are quietly setting the ceiling on what buyers will pay

The average 30-year fixed rate sat at 6.66% as of late August. That number matters more than most sellers realize, because financed buyers aren't just looking at your price. They're looking at their monthly payment.

When borrowing is expensive, a $50,000 gap between your house and the last comparable sale feels a lot bigger to a buyer than it did a couple years ago. That gap is often the difference between "let's write an offer today" and "there are three other houses on my list that cost less."

How long should you actually expect this to take?

The often-quoted "21 days" figure is a median, not a promise. A more useful way to think about it:

  • Strong launch: 7 to 14 days, when the price, condition, and presentation all line up

  • Normal sale: 2 to 4 weeks to contract, which is roughly where Davis sits right now

  • Challenging sale: 45 to 90+ days, usually tied to price, condition, or presentation issues

Add another 3 to 5 weeks for escrow, and a well-prepared, correctly priced Davis home is looking at somewhere around 5 to 9 weeks from listing to closing, when things go smoothly.

The better question isn't "how long do Davis houses take to sell." It's "how long should a house like mine, at this price and in this condition, take to sell." That's the conversation I have with every seller before we even talk about a listing date.

Are buyers making lowball offers?

Some negotiation is happening, but "lowball" might be overstating it. About 40.5% of Davis sales closed below list, yet the median sale-to-list ratio still sits near 99.9%. Translation: negotiation is common, dramatic discounting isn't the norm.

What does shift is buyer psychology the longer a home sits. Thirty days in, buyers start asking why nobody's bought it yet. Sixty days in, they're not asking what it takes to win the house, they're asking how much room they have to negotiate. That's a different conversation entirely, and it's one reason a proactive price adjustment early on can actually protect your position better than waiting it out.

Is staging worth the money?

The National Association of Realtors' latest staging data makes a pretty strong case. 83% of buyers' agents said staging helped buyers picture themselves living in the home, and about half reported it reduced time on market. The median cost of professional staging was around $1,500.

At Davis price points, a few thousand dollars spent on staging can translate into a meaningful return. Even a modest 1% improvement on an $800,000 home is $8,000. You don't need staging to work miracles for it to pay for itself, and it also affects which homes buyers bother walking through in the first place, since most first impressions now happen on a phone screen.

If budget is a concern, the living room, primary bedroom, and kitchen tend to carry the most weight with buyers, so partial staging in those spaces can still deliver most of the benefit.

Can you sell your Davis house as-is?

Legally, yes. California purchase agreements generally allow for an as-is sale, and Davis does have its own resale inspection requirement before a change of ownership, with a couple of paths to satisfy it before or shortly after closing.

Financially, it's worth thinking through more carefully. Buyers rarely price repairs dollar for dollar. A $20,000 repair issue often creates more than $20,000 worth of hesitation, once you factor in the uncertainty, inconvenience, and risk buyers attach to it. Cosmetic fixes, on the other hand, tend to be inexpensive relative to their impact. Fresh paint, cleaned-up landscaping, and decluttering can shift a buyer's perception far more than the actual dollar cost would suggest.

The real question isn't how little you can spend before listing. It's which dollars, spent now, are most likely to come back to you at closing.

The theme underneath all of this

The 2026 Davis market rewards preparation and has little patience for wishful thinking. Buyers are still out there and still willing to compete, but they're doing more math than they used to. As a Davis-based Realtor, I spend most of my time with sellers on exactly this: understanding what today's buyers are actually comparing your home against, setting a price that holds up, and getting the property ready before it ever hits the market rather than reacting after it's already sat too long.

Thinking About Selling in Davis Before 2027?

If you're weighing your options for next year, or you just want a clear read on what your specific home would likely do in today's market, that's exactly the kind of conversation worth having early.

Here's how to get started:

  1. Reach out for a no-pressure conversation about your home, your timeline, and what preparation would actually move the needle for your property specifically.

  2. Get a realistic pricing and timeline estimate, based on current Davis data rather than a number from six months ago.

  3. Build a plan together for staging, repairs, and launch timing that fits your goals.
